Can you name specific technologies you use on one project?
The Dlouhá project was implemented mainly as dry construction (a technology whose basic element is plasterboard and gypsum fibreboard, which does not require milling into the wall and is therefore suitable for the reconstruction of older buildings – editor’s note). We combined beamed ceilings with OSB boards with a cast cement floor and Rigips plasterboard partitions. The material used for the historic facade is from Keim, the air conditioning is from Mitsubishi and the building control system was provided by Johnson Controls.
Can you describe their specific advantages?
All delivered technologies have high quality, long service life and assured service. We choose our suppliers carefully so that they meet all our requirements and our project is truly 100%.
How do individual projects differ in terms of modern approaches?
The difference between the projects is most noticeable in the use – Dlouhá, for example, is a multifunctional building located in a conservation area, but there are apartments, offices and commercial spaces. On the other hand, the Máj department store is a listed commercial building and our procedures and approach to the reconstruction must therefore meet the requirements of heritage protection.
Do these technologies also bring benefits to future tenants?
I’m sure it is. Thanks to them, they have the possibility of modern access and operation of the building, they can use technologies that allow easy control of heating and air conditioning, heat recovery (heat recovery, which saves heating costs – editor’s note) and modern card access systems are also included.
You have started working with Virtuplex, a virtual reality (VR) specialist, on projects. Can you tell us more about the use of VR in your projects?
Most of our designers and architects have not worked in virtual reality before and their first experience was a pleasant surprise, VR makes it easier for them to design projects. Representatives of individual companies also appreciate our connection with Virtuplex, because they can browse their future lease spaces thanks to it. They take it as a key factor in their decision-making. So there is satisfaction on both sides.
Are there any advantages of Virtuplex that you consider key in the implementation of your projects?
Thanks to VR we have a completely unique opportunity to perceive space, buildings, surroundings, layout and ergonomics of projects in a way that is impossible with 3D visualizations. Plus, by connecting with Virtuplex technology, we can work on projects in real time – make changes and see their impact immediately. In virtual reality, we can also present our projects directly to the public, company representatives and future tenants.
Which projects can be viewed via Virtuplex now?
We are currently working intensively on the Máj Department Store project in the centre of Prague near Národní třída. The department store will undergo an extensive reconstruction and due to the conceptual design of the building, we are dealing with even the smallest details, which, in addition to customers, will also be appreciated by tenants of the units. The same applies to our other major project, which is AMESIDE Plzeň.
The reconstruction of heritage buildings must be much more demanding. How do you approach them?
We accept the opinion of the National Heritage Institute and include the requirements in the project documentation. During the construction we take maximum consideration of the historical and monumental value of the building. Virtual reality is not currently used for the reconstruction of heritage buildings, which have clearly defined rules and fixed layouts, but it will be one of the trends in the future. It is by using VR that we can go into the deepest detail of any intended change.
What is the most important thing for you when building any project – do you have procedures that you follow?
The cornerstone of any project is definitely the selection of the general contractor and construction supervisor, regular inspection of the work and high quality of the construction that will serve people for a long time.
